Smoke Alarm systems for Landlords

Rent Smart Wales mandates the installation of domestic fire  alarms in rental properties across the region. This regulation ensures the safety of tenants by requiring landlords to equip their rental accommodations with functioning smoke detectors. Compliance with this requirement is essential for landlords to obtain or renew their rental property licenses. By enforcing this regulation, Rent Smart Wales aims to mitigate the risk of fire-related incidents and protect the well-being of tenants residing in rental properties throughout the region.
For commercial landlords please see our page on fire alarms for landlords and commercial premises.

Which smoke alarm should you choose for your home? The general rule is quite straightforward:

– Kitchen and Garage: Heat Alarms
– Landings: Ionisation smoke alarms or combined optical smoke and heat alarms
– Bedrooms, living rooms, and hallway: Optical smoke alarms or combined optical smoke and heat alarms.
At Goodwin Electrical, we recommend purchasing smoke alarms from Safelincs, as detailed at the bottom of this page. Always ensure that the alarm you buy is certified to the British or European Standard.
How many smoke alarms should you fit in your home? The number of smoke alarms depends on your specific circumstances. Fires can start anywhere, so the more alarms you have, the better the protection.
For maximum protection, fit an alarm in every room (except bathrooms). Choose the type most suited to the risk in each room. For minimum protection, the number of alarms to be fitted will depend on the type of home you live in:
– If your home is on one floor, one smoke alarm, preferably of the optical type, may be sufficient to provide early warning of a fire.
– If your home has more than one floor, at least one alarm should be fitted on each level. In this case, a combination of optical and ionisation alarms, preferably interconnected, will offer the best protection.
Do not fit an alarm in the bathroom, as steam may trigger the alarm.
